Exploring Townhouse Development
The LivWell project commenced with the development of a comprehensive organizational chart, ensuring seamless communication and goal alignment between Pionova and LSG offices. This strategic initiative enabled our teams to work in a collaborative environment that facilitated the exchange of ideas and expertise.
The primary objective of the project was to establish an efficient system for document and record delivery, streamlining the construction process and ensuring that all stakeholders were informed and aligned.
Given the project’s complexity and scale, we recognized the need for specialized expertise and recommended that LSG engage a Revit consultant. This collaborative effort facilitated the development of a comprehensive 3D model, integrating drawings from architects, interior designers, mechanical and civil engineers. The Revit model enabled the identification and resolution of potential construction issues and discrepancies, ensuring that the project is to be delivered on time, within budget, and to the required quality standards.
Our regular weekly meetings with project consultants and clients, facilitated by the Revit model, enabled value engineering, optimizing construction feasibility for the project owners. These meetings fostered a collaborative environment, encouraging open communication and the sharing of ideas and expertise.
By mid-November, a comprehensive Bid Package was compiled, comprising a complete set of construction documents and site servicing documents. The invitation to bid process took over a month to be finalized, requiring meticulous record-keeping and tracking of invitations, acknowledgments, and bid submissions. Utilizing BiLD contacts and our own referrals, we successfully invited over 300 trades for pricing, yielding 82 successful bids.
This outcome enabled our team to provide the project owners with a detailed cost-per-square-foot analysis, successfully fulfilling the contract’s primary objective. The LivWell project demonstrated our consultancy’s ability to deliver complex construction projects, leveraging collaboration, innovation, and expertise to drive success.
