Located in Toronto’s scenic Beaches neighbourhood, this 10,000-square-foot mixed-use project was a result of a close collaboration with our client. The building includes 7,000 square feet of commercial space fronting Queen Street and 3,000 square feet of residential area at the rear, facing Lake Ontario. What began as two semi-residential structures was transformed over 14 months into a four-story, fully integrated space.

The extensive build-out involved underpinning the existing basement, constructing a new four-story rear addition, and adding two floors above. Custom millwork added a luxurious touch, while computer terminals and a dedicated server space were carefully integrated into the commercial zone. Given the site’s busy Queen Street frontage, strategic project management was essential to ensure safe and efficient execution.
