However, in 2011, Nima received an offer to renovate a house for one of our commercial clients, and that’s where our journey began. At first, we operated as a general contractor, but we soon realized that the environment was quite disorganized. In 2013, we made the strategic decision to transition into the role of construction project managers. Since then, we have maintained a laser focus on this area and are steadily growing, with the aim of becoming a leading boutique construction project management firm in Toronto.

Once our clients approve the project details, we embark on the construction journey, taking all necessary steps to bring their vision to life. At project completion, we work closely with authorities and consultants to finalize the project and celebrate its success.

The timeline varies, but in the City of Toronto, zoning approvals typically take 2 months, and building permits require 4 to 6 months. If your project needs approval from the Committee of Adjustment (COA), you should allow an additional 2-3 months for the process.

The permit process starts with a set of drawings showcasing the schematic design, which we submit to the city for
a zoning review. Once we receive the zoning certificate, we submit the construction drawings to the building department for review, leading to a full construction permit set. If clients wish to challenge existing zoning based on neighborhood comparisons, we assist with the Committee of Adjustment application to obtain minor variances on their behalf.

The timeline depends on the project’s scope. Minor renovations typically take 3 to 4 months, while major renovations require 6-10 months. New construction usually spans 12 to 18 months from start to completion.
